Vlad Breskin did two building and pest report inspection for me, one of which informed the successful purchase of my first home.On both occasions, Vlad was able to attend the properties at very short notice and organised the inspections wth no fuss and no need for any involvement in scheduling by me, and his flexibility in respect of the property that I ended up purchasing meant that I was able to obtain advice from him over the phone before the end of the cooling off period of my unconditional offer, which was hugely helpful for me in making the decision to proceed with the house purchase.His written reports were thorough, professional and very clear and helpful - in particular his actionable recommendations for remediations and improvements. I also really appreciated the way that Vlad stepped me through the reports on the phone, and in those conversations, he clearly filtered out for me the most important issues by order of severity and priority.Vlad also volunteered the names and contact details of specialist contractors who he recommends to help me implement remediations and improvements in my new home, which was very kind of him to do.

Vlad has performed a pre-purchase inspection on a "fixer-upper" and wrote a detailed and thorough building and pest report that saved me over half a million dollars in money (and millions in stress), identifying structural defects not easily observed, and hidden unexpected termite damage due to storm-water issues from neighbors property, that would have become clearly evident only once the dry season had finished.He took his time explaining every defect, and it was clearly spelt out in the report with photographic evidence. Report was sent within 24 hours.The tools he used were made for doing exactly these type of inspections, a high resolution camera with flood flash and torch, thermometer, moisture meter, floor level surveyor, etc. He identified where re-stumping had not been done correctly, with missing ant-caps, and reported on not only the house but the trees in the fenceline harboring termites that would come back and re-infest the house later.He reported on the roof structural beams being altered internally, moisture bands at the farthest corner under the house where my torch didn't quite reach, window frames that had moved behind flashing that had been placed to hide it, floor skirting that was hollow (the gadget used to test resembles a golf club), and the status of the roof tiles, pointing, and gulleys. Brickwork cracks and structural defects that would be hard to repair. Handrails not up to current safety standards.Misaligned walls, and floor slope within each room were clearly shown in the report, and poor workmanship in the laundry that was hidden by the sink was exposed.It was clearly evident his experience in the building industry was deep and current.It wasn't the money we saved by not tackling an impossible project, but the empowerment that we had the best information available, and were able to make a well informed decision.Definitely walked away from a bulldozer job, not a fixer-upper!Experience shows, and Vlad has the knack of explaining things in an easy to understand manner.The money was well spent, and actually very competitive, including both the building and pest report, with Vlad coming with an excellent recommendation.After all was said and done, this project was one to walk away from, and the clear report made it easy to terminate the sales contract with no pushback from the agent or vendor, and find another project far easier and more profitable.Will definitely use Vlad for future inspections, and recommend him to friends, associates and business partners. Like a doctor or dentist, once you find a good professional, stick with them!

I highly recommend Vlad. I wanted a building inspector in Sydney and his company came in my Google search.
