Commercial Building Inspection Melbourne Melbourne, Victoria

Buying, leasing, or managing a commercial property comes with significant financial risk. Structural defects, water ingress, poor workmanship, safety hazards, and maintenance problems can quickly become expensive once contracts are signed or tenants move in. I carry out commercial building inspections across Melbourne to help property owners, investors, and business operators understand the true condition of a building before making important decisions.

You receive an independent assessment with practical findings, photographs, and clear reporting that helps you identify defects, maintenance concerns, and visible compliance issues.

Why Commercial Building Inspections Matter

Commercial properties experience different stresses compared to residential buildings. Warehouses, offices, retail spaces, factories, and mixed-use buildings often carry higher occupancy loads, more complex services, and greater wear from daily operations.

I regularly inspect Melbourne commercial properties where hidden water damage, structural movement, unsafe modifications, roofing defects, drainage problems, or neglected maintenance have gone unnoticed for years. In many cases, buyers inherit costly repair work shortly after settlement.

A commercial building inspection helps identify visible risks before you commit to a purchase, lease, renovation, or major investment.

What I Check During a Commercial Building Inspection

I inspect accessible areas throughout the property to assess the visible condition of major building elements and identify defects, safety concerns, or maintenance issues.

The inspection may include roofing, wall systems, structural elements, external cladding, drainage, subfloors, moisture issues, site conditions, garages, loading areas, and visible service observations where accessible.

Structural and Building Defects

I look for cracking, movement, water ingress, damaged materials, deteriorated roofing, unsafe alterations, and signs of long-term maintenance neglect.

Safety and Compliance Concerns

I identify visible safety hazards, trip risks, moisture-related concerns, damaged fire separation areas, and other issues that may require further investigation by specialist contractors.

Commercial Properties I Inspect

I inspect a wide range of commercial buildings across Melbourne and surrounding suburbs, including:

  • Office buildings
  • Retail shops and strip shops
  • Warehouses and factories
  • Mixed-use developments
  • Commercial units and strata properties
  • Hospitality venues
  • Industrial properties

Each property type presents different risks. For example, warehouses often experience roofing and drainage problems, while older retail buildings commonly show signs of movement, moisture ingress, or ageing services.

Support Before Purchase or Lease

A commercial inspection can help buyers and tenants understand potential repair costs, maintenance obligations, and building condition concerns before committing.

Independent Assessment

I work independently for you, not the selling agent, landlord, or builder. The report reflects exactly what was observed during the inspection.
