Find Issues Before the Warranty Ends
Many homeowners assume a new build should be defect-free. In reality, I regularly inspect homes with cracking, water ingress, poor finishes, drainage problems, and incomplete workmanship within the warranty period.
A warranty inspection helps identify these issues while there is still an opportunity to have them addressed by the builder. You get an independent assessment of the property’s condition and a clear report to support discussions or rectification requests.
What I Check During the Inspection
I inspect all accessible areas of the home, focusing on visible defects, workmanship quality, and signs of movement or moisture issues. This includes roofing, walls, ceilings, flooring, external finishes, drainage, and wet areas. I also assess areas where defects commonly appear after settlement.
Where needed, I use moisture meters and thermal imaging to help identify hidden issues that may not yet be visible on the surface. You receive a detailed report with photos and clear explanations, followed by a phone call to discuss the findings.
Workmanship Defects
I identify visible issues related to finishes, installation quality, and incomplete building work.
Structural and Moisture Concerns
I check for cracking, movement, leaks, and moisture-related issues that may worsen over time if ignored.
Independent Advice Before Warranty Deadlines
Builder warranty periods can pass quickly. I often speak with homeowners who notice problems late and are unsure whether the issues should have been addressed earlier. A proper inspection gives you clearer evidence before important deadlines expire.
I explain each issue in plain language, including how serious it appears and what rectification may involve. This helps you communicate concerns clearly with the builder and avoid unnecessary disputes.
Support Warranty Claims
The report provides documented findings you can use when raising defects with the builder.
Plan Repairs Early
Identifying issues early helps prevent minor defects from developing into larger problems later.
