Pre-Lease Rental Property Inspection Melbourne Melbourne, Victoria
Before leasing a property, it is important to understand its true condition. Existing defects, moisture problems, safety hazards, or maintenance issues can quickly turn into disputes once tenants move in. I carry out pre-lease rental property inspections across Melbourne to help landlords and property owners identify issues early and prepare the property for tenancy.

Why a Pre-Lease Inspection Matters
Many rental issues begin long before the tenant receives the keys. I regularly inspect Melbourne investment properties where unnoticed leaks, damaged fixtures, poor drainage, or safety concerns later became expensive maintenance problems or tenancy disputes.
A pre-lease inspection helps establish the visible condition of the property before occupancy. It also gives landlords an opportunity to address maintenance items early, reducing the risk of complaints, emergency repairs, or ongoing deterioration during the tenancy.
For older Melbourne homes in particular, changing weather conditions and ageing building materials can expose issues that may not be obvious during a quick walkthrough.
What I Check During a Rental Property Inspection
I inspect accessible areas throughout the property to assess visible defects, maintenance concerns, and general building condition before tenants move in.
This includes roofing, walls, ceilings, wet areas, flooring, external areas, subfloors where accessible, and signs of moisture ingress or structural movement. I also identify visible safety concerns that may require further attention.
Existing Damage and Maintenance Issues
I look for cracking, leaks, damaged surfaces, deteriorated sealants, drainage concerns, moisture problems, and wear that could worsen during the tenancy.
Safety and Property Condition
I identify visible trip hazards, moisture-related risks, damaged fixtures, ventilation issues, and defects that may impact the property’s safety or liveability.
Reduce Future Repair Costs
Identifying defects early can help prevent water damage, structural deterioration, and maintenance issues from becoming more expensive over time.
Independent Property Assessment
The report provides an unbiased snapshot of the property’s visible condition before the tenancy begins.
