Subfloor & Roof Cavity Inspection Melbourne Melbourne, Victoria
Some of the most serious building problems are hidden beneath the floor or above the ceiling. Moisture ingress, timber decay, leaks, pest activity, poor ventilation, and structural defects often develop unnoticed in roof cavities and subfloor areas for years. I carry out subfloor and roof cavity inspections across Melbourne to help identify hidden defects before they turn into major repair problems.
You receive a clear report with photographs, practical findings, and straightforward advice from a registered builder with hands-on inspection experience.

Hidden Areas Often Hide the Biggest Problems
Most homeowners rarely enter their roof space or subfloor. As a result, problems can sit unnoticed for long periods, especially after storms, plumbing leaks, or gradual moisture build-up.
I regularly inspect Melbourne homes where hidden roof leaks have caused timber deterioration, mould growth, insulation damage, or ceiling sagging. In subfloors, I often find poor drainage, rising damp, timber decay, pest activity, and inadequate ventilation affecting the structure of the property.
What I Check During the Inspection
I inspect accessible roof cavities and subfloor areas to assess structural condition, moisture issues, ventilation, insulation, and signs of deterioration or damage.
This includes timber framing, roof structures, insulation, plumbing penetrations, ventilation conditions, drainage issues, moisture build-up, and visible signs of pest or water damage.
Roof Space Inspections
I check for roof leaks, damaged timbers, poor ventilation, sagging structures, insulation gaps, water staining, and signs of moisture intrusion inside the roof cavity.
Subfloor Inspections
I inspect for rising damp, timber decay, poor drainage, inadequate ventilation, subfloor moisture build-up, movement, and visible pest activity affecting the structure below the home.
Early Detection Can Prevent Expensive Repairs
Problems inside roof cavities and subfloors rarely stay isolated. Moisture and ventilation issues can gradually spread into walls, ceilings, flooring, and structural framing if left unresolved.
I use moisture meters and thermal imaging equipment where needed to help identify hidden dampness and water intrusion in hard-to-see areas. As a registered builder, I also assess what the findings may mean structurally and what repairs may be required moving forward.
Identify Structural Risks Early
Early detection of moisture, timber decay, or movement can help prevent more extensive structural repairs later.
Better Insight Before Buying
These inspections are particularly valuable before purchasing older Melbourne homes where hidden subfloor or roof cavity problems are common.

Inspection Step 2
Boundary Areas
- We inspect boundary fencing.
- Driveways and paths are examined for signs of deterioration or surface cracking.
- Drainage problems and potential underground water retention are checked to prevent rising damp on main walls.
- Any outbuildings, such as garages or gardening sheds, have their conditions reported.
Inspection Step 3
External Roof
- Inspection of the external roof allows us to identify broken or damaged tiles and assess the overall roofing structure.
- Flashings, guttering, ridges, valleys, chimneys, and flue structures are assessed.
Inspection Step 4
Sub Floor
- We inspect the subfloor area for ventilation and dampness issues, preventing potential structural and timber pest issues.
- The structural integrity of piers and stumps is assessed for dampness, safety hazards, ant capping, and the condition of the foundation.
- The adequacy of subfloor ventilation inspected.
Inspection Step 5
Interior
- Internal walls are carefully examined.
- Ceilings are checked for water leakage, and all doors, floors, and windows are inspected for signs of movement or dampness.
- Wet areas, including bathrooms, toilets, kitchen, and laundry are scrutinized for mold, excess moisture, and faulty waterproofing.
